What is it?
This farm has been a B&B for about 12 years and. Its unique location directly on the river is one of the reasons that it is loved by tourists. The complex consists of a house with four holiday apartments, a large communal area, a swimming pool and a romantic granite hut.
The four apartments are on the ground floor: two apartments with two bedrooms, one with one bedroom and one consisting of a spacious studio. All apartments have a kitchen with sitting area and a bathroom. Three of them have direct access to a large, partly covered terrace with a beautiful view over the river. The granite hut has been made suitable as a bedroom and sits very private on the riverside on a large impressive boulder.
On the buildings ground floor are also a sauna, a massage room, a spacious carport and various storage rooms. On the first floor is a breakfast room with bar, a kitchen and the private area.
private area consists of a living room with office, bedroom with dressing room, bathroom, and a large storage room that may still be involved in the living area or converted into a 5th apartment. This floor has a spacious covered veranda.
The community room also has a bar, wood-burning oven, smoking oven and a grill. This space is regularly used for yoga sessions, retreats and parties and events, but many other activities are conceivable. Behind the communal area are sanitary facilities, consisting of three showers, three toilets, three sinks and a washing facility.
The total built-up area is 832 m² (excluding swimming pool).

What about the facilities?
The complex is connected to the electricity (380 V) and has wifi (4G). Fiber optic is approximately 30 meters. Water is obtained through a drilled well, but there are also 2 water mines and a well. Drainage is via two septic tanks. There are wood stoves for heating. All windows and doors of the apartments and a number of windows on the first floor have double glazing.

Outside space?
The buildings are situated on a plot of land of approximately 4 hectares of which approximately 300 m borders the Mondego river. Half of the terrain consists of a hill with an extensively maintained natural forest, where a variety of trees grows, such as medronho (strawberry tree), oak, cork oak and (parasol) pine. The rest of the terrain is mostly flat grassland with 55 olive trees, fruit trees (apple, pear, nectarine, kiwi, etc.), a vegetable garden and a run for the dog. Between the fruit trees there are 3 canopies for caravans. This piece of grassland slowly descends to a private bay with a private beach, which is easily accessible for a car with a boat trailer.
Between the house and the communal area is a large swimming pool (81 m²), surrounded by a spacious terrace and a sub-tropical ornamental garden.
If desired, 5 hectares of adjacent land can be purchased.

Specifics?
Large quintas on the river that are easily accessible and with a lot of buildings, such as this one, are scarce. With the already present tourist destination (AL) it is completely ready to continue. But for people who only want to enjoy the peace and nature, this is also a unique place.
The furniture of the holiday apartments are included in the price.

Where is it?
This quinta is 2.5 km outside the village of Póvoa de Midões. The accessibility is reasonable to good via a well-maintained dirt track, albeit somewhat steep in some places. (There is a second well-maintained sandy path, less steep but slightly longer.) In Póvoa de Midões there are several cafés and a small grocery store. Tábua and Carregal do Sal are around 7 km away. In these small provincial towns, most important facilities are present such as shops, supermarkets, post office, restaurants, banks, medical practice, schools, library, bus station, train station (Carregal dos Sal) and weekly market. The larger city of Coimbra is around 60 km away and Viseu 45 km.
