What is it?
This is a very well cared for and maintained quinta on the outskirts of the village of Vila Chã. The quinta has a licence for turism and consists of three buildings: The main house with guest house, a holiday home and a large, roofed garage.
The house consists of a private part with a living space of over 200 m². The other part that is furnished as two independent studios (approximately 100 m²). The main house has an open kitchen, spacious living room, 4 bedrooms including one en suite and a shared bathroom. Above the living room and kitchen is a loft. The technical space of approximately 60m² is on the ground floor, as are the studios. Both studios have a kitchenette and a private bathroom. Between the studios is a separate bedroom that can be involved in one or the other studio if desired. The holiday home is approximately 50 meters from the main house. This house has a large living room with open kitchen on the ground floor and three bedrooms and a bathroom on the first floor. Both floors have an area of approximately 100 m².
Guests can reach both the studios and the holiday home through a separate entrance.

What about the facilities?
The main house and the holiday home are built according to Northern European standards. The roof and walls are insulated, the windows are made of maintenance-free materials (aluminum) and have double glazing. All living areas of the main house are heated via a central heating system with heat sources: sun (solar panels), firewood and pellets. The holiday home has a solar water heater and a wood-burning stove (brand Bruno). The quinta has very good water sources providing plenty of water even in the driest times. Electricity and internet are available. Drainage is via two septic tanks.

Outside space?
The plot covers approximately 4 hectares, part of which is park-like with grass, deciduous trees and some fruit trees. This part is easy to maintain. The remaining land is more woody with many oaks, requires hardly any maintenance and is a good supplier for firewood. About 3,000 m² of the plot is fenced. Over the ground runs a stream that has water most of the time. A number of play equipment and playing fields is arranged for children. There are two swimming pools: one for private use and one for guests. The communal swimming pool also has an charming bar. Further up the site there is a small ruin of granite that can also be involved with the company.

Specifics?
The quinta is well maintained and is a successful company that has been operational for 10 years. The contents of the holiday accommodation are sold including the price. If the new owner wants to continue the business, it is possible immediately.

Where is it?
The quinta can be reached via the village of Vila Chã. The last part is a reasonably good sandy path of approximately 300 meters. Vila Chã has a local café and an atmospheric café / restaurant (Carneiro Alado). Oliveira do Hospital and Tábua are approximately 8 and 10 km away respectively. In these small province towns all kinds of facilities are present such as restaurants, shops, supermarkets, post office, banks, medical practice, small hospital (Oliveira do Hospital), schools, library, bus station and weekly market. The larger cities of Coimbra and Viseu are approximately 70 km and 60 km away respectively.
